How Advisum Property connects Nordic buyers with certified property in Montenegro
With international experience and local presence, we create a secure bridge between you and the developers.
As an independent intermediary, we handle neither payments nor legal transactions - everything takes place directly between you and the developer. Our role is to advise, support, and ensure you make well-informed decisions.
We only work with carefully selected projects and certified partners that meet our high standards of quality and transparency.
Thanks to our close relationships with the developers, buying through us gives you exceptionally favourable terms across every part of the purchase, with no buyer fees.
Why choose an independent advisor for property in Montenegro?
Every developer we work with is vetted for financial stability, legal compliance and construction track record. Contracts are reviewed by an independent local lawyer before you sign, and we never hold buyer funds: all payments go directly from you to the developer.
How to buy property in Montenegro: four steps from consultation to key handover
It starts with a free consultation call. We then arrange a personal 2-4 day viewing trip to Montenegro with your advisor present throughout. Once you choose a property, you buy directly from the certified developer while we coordinate legal support and communication. The final step is key handover, after final inspection and registration in the Montenegrin land registry.
How Advisum ensures a safe and transparent property purchase
We understand that buying property abroad is a big decision. That's why we only work with certified partners and give you full transparency.

Common questions about buying property in Montenegro
The most common questions from Nordic buyers concern the buying process, legal requirements for foreign buyers, taxes and fees, rental yields and how EU accession may affect property values. Full answers are available on our FAQ page.
Can foreigners buy property in Montenegro?
Yes. Foreign nationals have the same right as locals to own apartments and houses in Montenegro - no special permit required. Land may in some cases require a company structure, which we help arrange. The full process typically takes 4-8 weeks from selecting a property to title registration.
What taxes do you pay when buying property in Montenegro?
A transfer tax of 3% of the purchase price applies to existing properties (new builds are usually subject to VAT instead). The annual property tax ranges from 0.1-1% of the assessed value. Capital gains tax on resale is 15%. There is no wealth tax or inheritance tax.
How much does an apartment in Luštica Bay cost?
Prices in Luštica Bay start from around EUR 350,000 for apartments and from around EUR 1.2 million for villas. Marina Village and Centrale sit at the lower end, while The Peaks and Horizon are premium neighbourhoods with higher per-square-metre pricing. We offer interest-free payment plans via the developer.
When will Montenegro join the EU?
Montenegro is the front-runner in the EU accession process in the Western Balkans and is actively negotiating all 33 chapters. The official target for membership is 2028. Historically, property prices in candidate countries have risen 30-50% around accession - Croatia being the clearest example.
Do I need to be in Montenegro to buy property?
No. The entire purchase can be completed remotely via power of attorney to a local lawyer - something we help coordinate. Most of our clients take a viewing trip before deciding, but signing, payment and title registration can all be handled from home.
Is it safe to invest in real estate in Montenegro?
Yes, when you work with certified developers and have an independent lawyer review every contract. Montenegro uses the euro, offers stable legal protection for property owners and a clear land registry. We collaborate exclusively with established developers and vetted lawyers - and we never handle your funds ourselves.
Why go through Advisum instead of straight to the developer?
The price is the same - we never charge you as a buyer, our advisory is completely free. What differs is the security and the terms. We only work with vetted, credible project owners and partners, and we never handle transactions or funds related to the purchase of a property - the contract and payments always go directly between you and the project owner. Our role is to give you independent advice from someone who represents you rather than the seller. We also bring 10+ years of experience in the Montenegrin market and preferential terms on everything surrounding the purchase: lawyers, banking, inspections, interiors, rental and property management. We are also on the ground with you in Montenegro and stay by your side the whole way, from the first viewing to the keys in your hand and beyond. We also offer our highly appreciated Fly & Buy trip, where you experience your chosen destination for real. The trip is tailored to your interests - golf, kitesurfing, sailing and boating, hiking and nature, skiing in the mountains, culture and history in Kotor, shopping, restaurants and nightlife. That is why most of our clients choose to go through us rather than direct to the developer.
